Private Landowner

Increasing revenue with pay & display car parking. A privately owned 45-space car park in the centre of Lincoln has seen its revenue significantly increased for its owners, through the introduction of a public pay & display car parking facility.

In an area where parking is at a premium, Car Parking Management Ltd (CPM) saw an opportunity to increase the site’s revenue by opening it up to the general public and increasing the number of times each space is used. Its owners had previously leased each space to local workers and residents in the form of a permit.

Rather than a lease arrangement, CPM took over the day-day running of the car park for a percentage of the site’s takings. Within two days it was cleared of rubbish and overgrown foliage, the entrance barrier was removed and replaced by two new ticket machines, new signage was erected and each car parking space was line-marked for maximum occupancy. By pricing the tariff below the local council car parks, it has meant that it has become popular with local workers, shoppers and visitors to the city.

“My business partner and I have owned our site in Lincoln for 10 years as part of an investment portfolio. We’d been operating the site as a permit car park, which involved regular visits from London and the necessary administration to manage the permits.

Car Parking Management Ltd approached us with an opportunity to increase the site’s revenue and at the same time take away the day-day management. We met with CPM’s Managing Director, Bill Ideson, on several occasions to discuss the proposal in more detail and even though we had several other car parking operators interested, CPM not only offered the most attractive package, but instilled us with the confidence that they were the right team to manage our investment.

Bill and his team have a strong commercial focus and have spent time and effort trying to maximise usage of the site through marketing and other activity.

The site is being really well managed. Bill emails over regular updates on how the site is doing along with an audit trail of takings, which is paid into our own bank account on a weekly basis. Having the site fully managed also means we can concentrate on other areas of our investment portfolio knowing that the car park is in good hands.”
